Property Solutions Buildings Surveys' Home Inspection and Reporting is in accordance with NZS 4306, the NZ Residential Standard and by accredited building surveyors under the Building Officials Institute of New Zealand. The standard calls for expert inspections of all building components as identified within the standard.

Issues present or at risk are photographed and where appropriate examined with thermal imaging (infra-red) cameras and density moisture meters.

We are often called upon to provide a maintenance report for rental properties and owner occupied properties where an owner wants to set up a maintenance program. 

Our report will identify areas of risk, establish the existence and/or severity of a potential problem and provide recommendations to repair and maintain these areas to minimize the development of further problems.

WEATHERTIGHTNESS INSPECTION REPORT

Our report provides indicative information on its durability, weathertightness, and the likelihood of any external areas having a moisture content at or above the New Zealand Standard 3602.

This type of inspection is focused primarily on the weathertightness of a building. It is done especially when the building has monolithic cladding.

The report's specific purpose is to impartially assess the general condition of the building and to identify defects that are clear at the time of inspection. All efforts are made to identify possible defects (and/or future defects) based on a visual non-invasive, above ground inspection.

SAFE & SANITARY INSPECTION REPORT

When is one required?

In the event that alterations or improvements have been carried out and in circumstances where a building PERMIT (prior 1st July 1992) should have been issued. This tool can assist in identifying compliance at the time of construction and any issues for resolution.
