Property Solutions Surveys Ltd. provides a full written report, not a tick box version often available. Inspections are completed in accord with NZS 4306, NZ Residential Standard, by accredited building surveyors under the Building Officials Institute of NZ.

The standard calls for expert inspections of all building components as identified within the standard. Issues present are or at risk are photographed and where appropriate examined with Thermal imaging (infra-red) camera and density moisture meters.

Building consented by not finally signed off with issue of CCC.
We can assist in providing information and remedial requirements to assist in the issue of CCC.

A typical situation:
Buildings constructed under an older building code (1994-2004) may have passed inspections at the time but CCC was not requested.
Often with historic consents, council  will prefer to involve their Durability Team to access the buildings performance and score it accordingly.
Some earlier details may no longer comply, e.g. deck areas, handrails, cladding detail, clearances, etc.
We will require an on-site assessment.
We often act as the owners’ agent and liaise with  council on resolution over controversial building details.
Inevitably the building’s performance is paramount, however, as your agent, we will assist with the objective of having CCC issued.

"We recently had a second-hand building report carried out by Property Solutions on a re-locatable home we were looking to purchase. Property solutions was recommended to us by our designer  and I rang to get a quote and book a report.

The woman who answered the phone was very helpful and able to give me an accurate quote right off the bat. She then booked the report for the following day and it took place as planned.

The report was very informative on the condition of the house and included great photos to back up the repairs needed. Overall we were very happy with the service we received as communication and timeframe was quick and easy and the bill was as quoted. Would not hesitate to recommend to others. Thank you."

"I have recently had 2 pre-purchase building reports from Rod Pratt.
I have found the reports very detailed, professional  and useful in assisting me  to make a decision about whether to purchase a property or not.
Rod is  always very approachable when talking on the phone about these reports.
Rod provides a neutral and  professional view which is exactly what I am looking for in a building consultant.
When calling Melanie at the office, it has always been a pleasant  and hassle free experience.
A professional service which compliments Rod’s expertise with his building reports and advice.
I am more than happy to recommend Property Solutions to anyone who is looking for a pre-purchase building report. "
